New legislation increases transparency and prevents rapid foreclosures

A new Colorado law took effect on October 1, 2025, providing additional legal protections for homeowners living in Homeowner Associations (HOAs). The Owner Equity Protection in Homeowners' Association Foreclosure Sales (HB25-1043) focuses on increasing transparency, enhancing state regulation, and preventing or delaying home foreclosures. The legislation was sponsored by Democratic lawmakers including Senator Tony Exum of Colorado Springs and Representatives Naquetta Ricks and Jennifer Bacon.
